In August 2024 Airbnb [published a report](https://news.airbnb.com/wp-content/uploads/sites/4/2024/09/EY%5FAirbnb%5FHousing-and-Economic-Impacts-in-the-UK.pdf?ref=bristol-uncovered.uk) that concluded: "*Airbnb has* 
*no discernible impact on housing affordability in Bristol*." But there are concerns that as regulations for existing HMO's increase, some landlords are choosing to rent their properties on Airbnb instead. There is no regulation of Airbnb properties, but [the government have](https://shorttermrentalz.com/news/registration-scheme-short-term-lets-live-soon-england/?ref=bristol-uncovered.uk) "*confirmed that an anticipated, statutory short-term lets registration scheme in England is set to come into force 'very soon'*".

Edinburgh has required short term lets to be licensed for the past few years and a freedom of information request revealed that [almost 90 per cent of AirBnb planning applications were refused in Edinburgh](https://www.thenational.scot/news/24733911.almost-90-airbnb-planning-applications-refused-edinburgh/?ref=bristol-uncovered.uk).

Airbnb are let by "hosts" who are sometimes individuals, but are often companies that manage large portfolios of properties. The "host" with the most properties in Bristol is Hopewell who offer 151 lets.
